Ex Fashion Cafe

This Lease Proposal document outlines the proposal terms for lease of the premises described above by Maho Real Estate.

1. Term of Lease:
The term of lease is minimum five (5) years.

2. Renewal option:
The contract can be renew for another five (5) years

3. Proposed usage:
The store can be used as cafe, bar or restaurant.

4. Rent:
The monthly rent is $ 4, 300. 00 + Administration Fees (6%) + water and electricity. The rental collection will be increased every year by 5%. The rental must be paid in advance on the first of each month.
Advance payment of 6 month gives you discount of 10% + cancellation of administration fees
Advance payment of 1 year gives you discount of 20% + cancellation of administration fees

5. Security Deposit:
The security deposit is three (3) months of average monthly payment for five (5) years

6. Inclusions:
All furniture and kitchen items will be provided by Lessor upon payment of $15, 000. 00 for no return use.
